Facility Management (FM) itself is a management discipline that encompasses strategic, tactical, and operational levels, with a distinction being made at the operational level between facility services for service provision and facility management. ISO 41001:2018 focuses primarily on the tactical and operational levels. Nevertheless, the strategic component of FM is important within the organization, as it is in constant dialogue with the core business strategy in order to be able to respond to changes in that strategy.
To support the FM strategy, facility management processes—aligned with core operations—are continuously improved through a continuous improvement process (CIP). At the operational level, FM involves planning, executing, and controlling of all technical, commercial, and infrastructural services required for building operation, along with defining KPIs used by tactical and strategic FM to assess performance and guide decisions.
The main objective of FM is to ensure smooth building operation by providing comprehensive support during the usage phase. Additional goals include sustainable, resource-efficient use of facilities and systems, cost reduction over the entire lifecycle, and long-term preservation or enhancement of asset value.
